About the role

The Assistant Divisional Finance Manager is an integral business partner of the Property Finance team providing financial analysis and strategic insight to assist in maximising the current and future returns for the owners, internal and external stakeholders.

The role has a reporting line to the Portfolio Divisional Finance Manager, Logistics and has primarily responsibility for all aspects of financial management of the portfolio logistics assets. Critical to these activities is the ability to provide advice and ensure the key stakeholders have the information they need to support effective strategic decision making to drive superior outcomes. The role includes responsibility for wholly-owned properties within the group, as well as co-owned properties that the group manages on behalf of others and where there are external property managers appointed

The role will encompass a broad range of financial activities including the strategic review of financial and operational information, provision of analysis, commentary and recommendations across leasing, other revenue, expense management/procurement, capital expenditure and other business partnering activities. The ideal candidate will have the ability to interpret financial information at a strategic level with the ability to communicate this operationally with a thorough understanding of the underlying detail and business processes. They will leverage this strong analytical tool kit to drive performance above targets in a meaningful and measurable manner (asset plan performance, KPI’s, property valuations, total returns and earnings).

As this role has a large group of stakeholders, both internal and external, it is expected that the Assistant Divisional Finance Manager will be a visible presence within the business and a moderate amount of travel to the assets required.

Key responsibilities include

• Monthly financial and management reporting - review draft month end financials for the assets in the portfolio in conjunction with the asset team ensuring the financials reported accurately represent commercial activities in line with AIFRS. Provide detailed variance analysis of actual spend against budget/forecast and assist with monitoring the year to date performance of the assets and provide insights and trending which enables the proactive management of future outcomes.
• Drive the budget and forecast process and actively participate in the business planning process as required, ensuring financial results are in line with the asset plan/investment strategy, validating the integrity of assumptions and identifying risks and opportunities. Provide inputs to the portfolio budget/forecast reports and presentations to the senior management team, owners and co-owners.
• Manage the Outgoings reconciliation process in line with relevant leases, legislation and business requirements. Provide insights to drive optimal recovery and new leasing positions for the asset including review of lease terms, modelling alternate recovery scenarios and benchmarking of rates to similar assets or published industry data.
• Monitor capital expenditure to ensure accuracy of the fixed asset register, communicate with the National Capex and operational teams to monitor performance to budget/forecast expectations.
• Liaise with the Development finance team as required to ensure that financial information is managed effectively across the Asset Management and Development teams and providing an aligned financial and informative commentary to actuals and budget/forecast.
• Review monthly financials and quarterly forecast information provided by external managers to ensure compliance with GPT’s accounting policies and upload to GPT’s systems
• Oversee the reconciliation and reporting of debt arrears and bad & doubtful debt recommendations, proactively participating in the identification and management of debt related risks.
• Provide leadership, training and guidance to site teams in relation to financial processes, systems and information/data management.
• Provide inputs as required for half yearly and annual reports including data packs for investor reporting and external audit schedules.
• Manage valuation data requirements and requests as required.
• Liaise with external auditors and respond to queries as required.
• Any other tasks as required or directed from time to time.
